This tract has been a part of a larger unit. It will be surveyed by a licensed Iowa surveyor prior to the auction to determine boundaries and exact titled acres. This farm gives every appearance of being well farmed and in a high state of production. The location at the jct. of both M27 & Hwy. 3 gives excellent access to the marketsand amenities of Alta, Aurelia, Albert City, Storm Lake, and beyond.

The farm has been in the current owners’ name for around 50 years. It was farmed by the owners for the majority of those years and in recent years by excellent area tenants. It is not terraced and does not need to be. There is a small area in the extreme SW coner that has a small waterway that does not create an access nor farming problem. With its location on hard-surfaced roads, there is excellent access to Alta, Storm Lake, and area markets and amenties. These 2 - 80 s are across the road from each other. Parcel 1 is unimproved. It is approximately 96% tillable, is terraced and well farmed and in a very good state of production. February 8 Land Auction


This unit has no buildings. It is terraced and farmed in total compliance with Ida County conservation practices. The location on a good graveled road only 1?2 mile west of Hwy. 59 gives it excellent access to the markets and amenities of all of the surrounding communities including Ida Grove, Schleswig, the ethanol plant at Arthur and beyond. It has been well farmed and appears to be in an excellent state of production.
