Location: Farms are located 1 mile west of Arthur on Hwy. 175 and 1 mile north on the west side of Pioneer Avenue. Watch for signs.

Method of Sale:
Parcel(s) will be offered as follows: High bidder the first round can take Parcel 1 or Parcel 2 OR they may take both parcels times the bid. If high bidder takes BOTH parcels, the sale is
ended. If high bidder takes Parcel 1, then Parcel 2 will be offered. If high bidder takes Parcel 2, then Parcel 1 will be offered. Parcels 1 & 2 will NOT be re-offered as one unit.

Legal Description - Parcel 1:
The SE 1/4 of Section 15, Township 87, Range 39 West of the 5th P.M., Blain Twp., Ida County, Iowa minus a 7.35 acre surveyed tract and thus containing 152.65 acres m/l.

General Description Parcel 1:
This high productive tract is located in an excellent area with quick easy access to the Arthur and Galva ethanol plants. The majority of soil types consist of Galva Silty Clay loam while ,carrying a CSR2 rating of 85.5. There is a wind turbine with an annual income of approximately $13,000/yr. A copy of turbine agreement is available upon request. That will be assigned to the new buyer at closing. There has been good conversation practices performed and the farm is in a high state of production.

Legal Description - Parcel 2:
The NE1/4 of Section 15, Township 87 N., Range 39 West of the 5th P.M., Ida County, IA containing 159 acres m/l.

General Description Parcel 2:
This parcel lies on the north side of Parcel 1 and includes a useable 11,000 bu. grain bin on the east fence line. The marjority of soil types consist of Galva Silty Clay loam while carrying a CSR2 rating of 87.7 If these parcels sell to separate buyers the line between the two parcels will be determined by a licensed Iowa surveyor.


Terms on both parcels:
Purchaser will be expected to pay 10% of the gross sale price on date of sale and sign a real estate contract agreeing to pay the balance in full as of November 23, 2021 , at which time full title will be passed to buyers. Full possession will be given on 3/1/2022. Sellers will pay the installment of taxes becoming delinquent 10/1/22 based on current taxes and all prior taxes. There are no contingencies of any kind. All bidders are expected to have adequate financing in place prior to bidding. Sale is subject only to the approval of the sellers at the auction. All announcements made the day of the sale supersede
anything printed herein.
